Based in Charleston, South Carolina, PORT 32 is a leading owner, operator, developer, and acquirer of best-in-class coastal marina assets.  PORT 32 presently owns eight marina properties in premier markets across both coasts of Florida.  The company’s patient, long-term strategy allows for value-added redevelopment of aging coastal facilities, such as the PORT 32 marinas in Fort Lauderdale and Palm Beach Gardens, Florida. 

The company recruited Schell to build PORT 32 Marinas into an industry leader, drawing on his twenty years of professional experience building three sector-leading companies in a variety of industries.  By leveraging commercial thinking and best practices from both inside and outside the traditional marina industry, the team Schell has assembled at PORT 32 aims to provide leading waterfront experiences that create value for PORT 32 members, and in turn, its shareholders and employees.

Prior to joining PORT 32, for six years, Schell was the President and COO of XOJET, the largest on-demand private jet services platform in North America.  His other senior executive roles include COO of Modern Fertility and CFO of Wildlands. 

Prior to his experience building businesses as an operating executive, Schell served as a private equity investment professional at Parthenon Capital in San Francisco, California and began his career in investment banking at UBS Investment Bank in New York City, New York.

Chef Tim Morton, Executive Chef at Emeline and The Ryder here in Charleston, is headed to Rome, Italy next week for an “scambio di cucina Italiana,” (Italian kitchen swap) as the second part of Frannie & The Fox’s global dinner series.

Chef Tim will bring the flavors of the Lowcountry and Frannie’s own twist on Italian fare over to Italy for a four-night installation at Hotel Vilón. 

Back in November, Emeline hosted Gabriele Muro, the Executive Chef of Ristorante Adelaide. Like Frannie & The Fox’s connection to Emeline, Ristorante Adelaide is also located within a hotel property, specifically Hotel Vilon, a 5-star luxury hotel in the heart of Rome. The restaurant’s location occupies a wing of the ancient noble residence Palazzo Borghese in the Campo Marzio district of the city. During this residency here, Chef Tim and Chef Muro collaborated on a series of specialty menus, crafting inventive Italian cuisine for Charleston’s locals and visitors to enjoy – now the two will again team up and Chef Tim might just bring home some authentic Italian tricks and trades when he returns.

North Charleston Breaks Ground on new $25M Sports Complex

North Charleston Mayor Keith Summey and City Council broke ground on the North Charleston Sports Complex on Wednesday, March 1, 2023 at 10:00 amhere.

Dated facilities have now been demolished for modern amenities to suit modern needs.  The $25 million project includes a 25-meter competitive pool to complement the North Charleston Aquatic Center in Dorchester County, a proper gymnasium for basketball, volleyball, badminton, and a myriad of other indoor athletics, five new tennis courts to meet the official United States Tennis Association standards, a roller rink for street hockey and roller-skating, and a multi-purpose field to meet the growing demands of our youth athletics.

The site is located at 1455 Monitor Street.

About the funding request

After years of fighting to secure funds to rebuild the Pine Tree on Mosquito Beach – a fire nearly destroyed the first floor of the old building on April 15, 2022.

We URGENTLY need security cameras with night vision to make sure the property is not vandalized further, plus the ability to replace 28-floor joists destroyed in the fire. Fortunately, much of the historic wood was removed before the fire, but this type of timber used in the 1960s is very hard to locate – it was the “real deal”!

We were already working on tight budgetary constraints to rebuild the historic Pine Tree. We were able to secure grants to restore the building from National Park Service’s Civil Rights Grant in 2019, but the destruction caused by the fire will increase the cost of construction materials and increase the scope of work to complete the project. We need community funding to help secure the building and compensate for the loss of materials.

South Carolina Lawmaker proposes tax of $500 for people moving to the Palmetto State

South Carolina state Sen. Stephen Goldfinch has proposed a bill, dubbed the “Yankee Tax,” that would require new residents to pay up to $500 to move to the Palmetto State.

If passed by state referendum, new residents moving from out-of-state to South Carolina would be required to pay two one-time fees: $250 for new driver’s licenses and $250 for vehicle registrations.

The money raised from the additional $250 tax would go toward the state’s infrastructure, including roads, bridges and common community spaces.

Senator Goldfinch points to South Carolina residents as inspiration for the bill.

“Our quality of life has been diminished by the almost 4 million people that have moved here in the last decade.” Goldfinch said. “And we anticipate another million people moving here in the next decade. Everybody is concerned about their quality of life.”

The New Resident fee referendum will be available for debate on the South Carolina Senate floor next week, Goldfinch said. If passed, counties will vote on it in their general elections in 2024.

Charleston District and Dorchester County Sign Agreement to Restore Polk Swamp

St. George, S.C. — On February 15, 2023, the U.S. Army Corps of Engineers, Charleston District and Dorchester County signed a Project Partnership Agreement to design and restore approximately 290 acres of bottomland hardwood forest in Polk Swamp to a more natural condition.

The restoration will connect high functioning bottomland hardwood forests located upstream and downstream of the project area, expanding wetland corridors and reducing habitat fragmentation which will benefit species such as the American Wood Stork. To accomplish the restoration, channel blockages and invasive species will be removed and keystone bottomland hardwood species such as cypress and tupelo will be planted.

In 2010, Dorchester County, South Carolina requested the U. S. Army Corps of Engineers, Charleston District’s assistance to complete a reclamation project “to restore the Polk Swamp ecosystem to a more natural condition”. The Integrated Feasibility Report and Environmental Assessment was completed in Nov 2015 and the Final Report was approved by South Atlantic Division in 2016.

In 2022, $99,000 was provided by the Bipartisan Infrastructure Law (BIL) to negotiate a Project Partnership Agreement and scope the preconstruction, engineering, and design (PED) phase for the restoration of Polk Swamp.

Construction is anticipated to begin in 2025 and will take three years to fully implement due to multiple phases of invasive species removal and native planting. 

The degradation has been attributed to the restriction of flow through the swamp’s stream channels caused by a large number of trees being blown down by Hurricane Hugo in 1989. Since then, an estimated 205 acres of bottomland hardwood forest has died.

“This signing allows us to move into the next phase of the project, preconstruction, engineering and design, also known as PED,” said Lt. Col. Andrew Johannes, district commander, U.S. Army Corps Of Engineers, Charleston District. “The team can now start studying the design and engineering that will go into restoring this beautiful ecosystem. Once PED is complete and funding is received, we will move into the construction phase, projected to begin in 2025.”

The Polk Swamp project area is located west of the Town of St. George in Dorchester County, South Carolina.  St. George is located approximately 50 miles northwest of Charleston, South Carolina.
