Two industrial speculative buildings totaling 533,280 s.f. on a 38-acre site

SUMMERVILLE, S.C. – Dorchester County Economic Development held a groundbreaking ceremony earlier this week to commence construction on a new commerce center located at 130 Hodge Road in Summerville.  The ceremony, which took place on-site November 15 at 2:00 pm, commemorated the next step in meeting the demands of the rapidly expanding industrial market.

The new commerce center will house two industrial speculative buildings totaling 533,280 square feet and is conveniently positioned to serve as an opportunity for potential distribution or manufacturing companies. Immediately off I-26, the commerce center is centrally located near I-526, I-95, Charleston Port Terminals, and CHS International Airport. Both tilt-up warehouses will feature clear heights at 32 feet, two drive-in doors, 9’x10’ dock doors, loading bays, interior bays, and a total of 514 combined parking spaces. Foundry Commercial Principal and Managing Director Bill Simerville and Michael Cain, Senior Project Manager have applied a lifetime of experience to both the creation and vision of this commerce center as well as the selection of the team.

Edifice is the general contractor and Merriman Schmitt Architects is the architectural firm. Commercial real estate firm Bridge Commercial will be marketing both speculative industrial buildings. Dorchester County Economic Development Director John Truluck states, “We are excited about Foundry’s investment in Dorchester County.  With remarkably high interest from tenants and particularly low building inventory, the addition of these two buildings is a timely welcome.”  Rendering image provided by Merriman Schmitt Architects.

New Roper Hospital Medical Campus to be “paradigm for providing healthcare”

Roper St. Francis Healthcare will make an unprecedented investment in Lowcountry patients by building a new Roper Hospital Medical Campus in North Charleston.

The campus will occupy 27-acres near Interstates 26 and 526 and be easily accessible for patients living in Berkeley, Charleston or Dorchester counties. The $1 billion project will be one of the largest, most advanced healthcare construction projects on the East Coast and will meet the healthcare needs of one of the fastest growing areas in the country.

“This new medical campus will be a paradigm for providing healthcare, whether that’s complex surgeries in a hospital or an annual checkup in an outpatient office,” said Dr. Jeffrey DiLisi, president and chief executive officer of Roper St. Francis Healthcare. “We made the bold decision one year ago to move Roper Hospital, and I’m grateful to our North Charleston partners for breathing life into this dream. This new campus will ensure our ability to continue delivering the quality care that’s been the hallmark of our brand for generations.”
The new Roper Hospital Medical Campus is expected to include a full-service acute care hospital with a 24-hour Emergency Room. The campus also will have a Medical Office Building where a vast array of outpatient and specialty care will be provided. Roper St. Francis Healthcare has secured six premium real estate parcels off Mall Drive near North Charleston City Hall to build the campus.

In November 2021, Dr. DiLisi announced a roadmap for the next decade for the Lowcountry’s largest healthcare system for adults that centered on caring for more patients, expanding services and modernizing technology to better serve future generations. One of the five key initiatives of that Roper St. Francis Healthcare 2030 plan was optimizing the healthcare system’s footprint in the Lowcountry, which also includes expanding Roper St. Francis Berkeley Hospital and providing additional healthcare services in highly populated and growing communities.

“We welcome Roper St. Francis Healthcare to the North Charleston hub of economic development,” said North Charleston Mayor Keith Summey. “The new Roper Hospital Medical Campus is the next exciting chapter of this healthcare system’s 167-year legacy, and I am honored that the third largest city in South Carolina can host this tremendous benefit for our citizens.”

This new campus will be the fourth location for Roper Hospital since it opened downtown in 1856 and will be technologically and structurally upgraded to better withstand natural disasters, such as floods, hurricanes and earthquakes.

While construction may take up to five years, Roper St. Francis Healthcare will continue to offer important services on the Charleston peninsula to remain convenient to those in need downtown.

Roper St. Francis Healthcare has long maintained a strong presence in North Charleston, operating the Roper Hospital Diagnostics & ER – Northwoods, along with two Express Care locations and the Greer Transitions Clinic. The health care system delivered a total of 75,000 doses of the COVID-19 vaccine in North Charleston in what Mayor Summey called “the greatest show ever put on” at the North Charleston Coliseum and Performing Arts Center.

RSFH hired E4H Environments for Health Architecture and Skidmore, Owings & Merrill (SOM) to design the new medical campus. The team will guide health system leaders in a data-driven planning and design process to optimize operations, modernize the facilities and expand patient access to exceptional care. SOM’s healthcare experience includes: a master plan for the Cleveland Clinic Campus in Weston, Fla., including designs for NICI and EDICU buildings; and a master plan for The Christ Hospital and design of its new Joint and Spine Center in Cincinnati, Ohio. SOM is currently building a new cancer care facility for Emory Health in Atlanta, Ga., and Egypt’s New National Cancer Institute in Giza, one of the largest facilities of its kind in the world.

“As a global design practice with a deep bench of expertise in healthcare, SOM is honored to have the opportunity to work with Roper St. Francis at this transformative moment,” said Anthony Treu, principal and healthcare practice leader at SOM. “This new campus will set the stage for generations of community-focused care, elevating the patient experience and creating spaces for medical professionals and staff to do their best work.”

Eveon Containers Inc. proudly selects Charleston, SC for their North American headquarters!

Eveon Containers Inc. is proud to announce it has selected the Lowcountry as its North American headquarters. A global provider of sustainable building, shipping and storage solutions, Eveon has European headquarters in Rotterdam, Netherlands and operations in Germany and Canada. The company, which launched in the US with three hubs in the summer of 2021, is experiencing rapid growth reflective of the demand for sustainable online container options. Eveon can now provide decommissioned containers from 30 nationwide hubs.

The privately held start-up sells decommissioned 20ft, 40ft & 40ft HC High Cube shipping containers online, hoping to change the way consumers looking for storage needs or transportation for goods perceive the Conex dry box. Generally ignored as they rumble down the highway, Eveon’s goal is for consumers to give these used steel and wood containers a second life on land. Shipping containers are available for purchase 24/7 online with delivery available within a few hundred miles of each of the 30 hubs across the country, from Long Beach to Newark.

“We don’t just sell containers, we sell opportunities for customers to launch a business, start a pop-up restaurant, or simply to save money on storage,” said Eveon CEO, Aad Storm. “With 45 million containers in the world, our goal is to recycle, repurpose and reduce emissions one container at a time. We believe these containers once retired from the sea, can serve another purpose on land.”

Launched in 2019, the global start-up sees the coastal city of Charleston as an ideal match, both professionally and culturally. While 4,262 miles apart, Charleston and Rotterdam share many unique similarities including being steeped in history, having a reputation for being friendly, and both thriving port cities. Eveon’s native country of The Netherlands, or Nederland in Dutch, literally translates as “Low Land” or “Lowcountry.”

“Rotterdam is the tenth largest port in the world and like Charleston, our economy and business environment depend on the waterways. Being near the port and on the east coast, times are both logical moves for Eveon,” Storm noted.

Eveon has already begun operating out of Charleston, continuing best-of-class sourcing and delivery of containers across the country within 5-10 business days. As part of its US expansion, it has filled local Marketing & Communications, Customer Service and Logistics positions both locally within Charleston and nationally.

“We want customers to find our business as warm and approachable as the ‘Holy City.’ We look forward to what the future entails and bringing a little of the Charleston way and approachability to our global brand. As we expand across the country, we can’t think of a better city for our US team to call home.”
