Restaurateur Revives Iconic Brands Clarence Foster’s, Chameleon Club in Former McCrady’s on East Bay Street

Pearlz owners purchase East Bay Street location

CHARLESTON, S.C. – Established restaurateur Martin Sprock is breathing new life into the former McCrady’s Tavern. Sprock, who owns half a dozen restaurant brands, has purchased 155 East Bay St. and 2 Unity Alley for $3.3 million. Charleston Commercial handled the sale of the two downtown Charleston properties.

Sprock – who founded and sold such well-known franchises as Moe’s Southwest Grill and Planet Smoothie – has since launched additional fast-casual brands Flying Biscuit Cafe, Leroy Fox and Kid Cashew. Sprock also opened a RuRu’s Tacos & Tequila location at 159 East Bay St. in 2019.

When Sprock first considered 155 East Bay and 2 Unity Alley, he thought the 12,000-square-foot space would be too big for his style of restaurants. He even considered buying the property and then turning it over to someone interested in creating a high-end restaurant. When that idea didn’t get traction, Sprock said he decided to revive two classic Atlanta brands into a new Charleston restaurant concept.

Sprock is opening Clarence Foster’s Cookery & Saloon, an iconic Peachtree restaurant that will mark its 50th anniversary next year. The idea, Sprock explained, is to fill a void in downtown Charleston – incredible food at an affordable price point.

“We’re really going to have some fun with it,” said Sprock, who divides his time between South Florida and Charleston. “It will be your go-to place once or twice a week. Our tagline is ‘Don’t you people have homes!'”

Clarence Foster’s will occupy the former McCrady’s restaurant with the same entrance on Unity Alley. Sprock said he plans to keep the bones of the building the same but with updates and fresh artwork.

For the upstairs space – known as the Long Room – Sprock is bringing back another Atlanta icon, the Chameleon Club. A bar and music venue, it hosted the likes of Hootie & the Blowfish and The Black Crowes. For this iteration, Sprock is aiming for something a little more laid back with a fun lounge vibe. The space where George Washington dined will welcome a slightly older crowd for cocktails, bites and music.

“I couldn’t be more excited,” Sprock said. “We’re trying to hit something completely different.”

Plans are to open both Clarence Foster’s and the Chameleon Club in early 2022.

Just up the street at 153 East Bay St. another restaurant is making its location a permanent home. Jerry Scheer and Mark Cumins of Homegrown Hospitality Group purchased the property for more than $2 million. The location has been home to their oyster bar Pearlz for the last decade. When the option to buy the space came up, Scheer said they were really excited.

In addition to Pearlz, Homegrown Hospitality also owns TBonz Grill & Grill, Kaminsky’s Dessert Cafe, Liberty Tap Room & Grill, Barkdale House Inn, and Taco Mundo Kitchen Y Cantina.

The property comes with additional space, which Scheer said they are determining how best to use.

Charleston Commercial, a key player in the local commercial real estate market, recently brokered several other deals on King Street, including a group of three King Street retail properties as well as the sale of 438 King St. to Miami-based restaurant Le Chick for almost $6 million.

The Charleston Commercial team is skilled at handling both high-profile and complex deals in the heart of downtown Charleston and around the region.

“We’re thrilled to help facilitate a fresh, new restaurant concept in an iconic downtown space. Breathing new life into historic buildings is what Charleston is all about,” said Joshua Schaap, managing partner of Charleston Commercial. “It’s also rewarding to see a long-time restaurant like Pearlz transition into ownership. Once again, we’re seeing just how vibrant Charleston’s downtown dining scene is.”

In 2020, Charleston Commercial also brokered the sale of the former R.B.’s Seafood Restaurant on Shem Creek for $7 million. And in the last several years, the firm brokered or participated in 19 property acquisitions in downtown Charleston, totaling more than $74 million.

Charleston Wine + Food Reports Largest Economic Impact in History of Festival

Charleston, S.C.- Charleston Wine + Food reported an economic impact of $18.6 million over the course of the five-day annual festival, up from $15.3 million in 2018. This impact number, derived by a third party study from the College of Charleston Office of Tourism Analysis, is the largest to-date.

“We couldn’t be more happy and proud of this year’s results. We welcomed nearly 26,000 guests and generated a measured economic impact of $18.6 million,” says Gillian Zettler, Executive Director for Charleston Wine + Food. “It’s always exciting to see people respond positively to our programming and have that excitement translate into attendance and our largest economic impact to date. The results are a great achievement for our community.”

Charleston Wine + Food is renowned for offering creative, dynamic, and ever-changing programming that features top winemakers, chefs, culinary professionals, artists, and experts from around the globe that come together annually in March to produce a wine + food festival that rivals the very best of its kind. The 2019 festival was no exception, featuring 128 events across the greater Charleston area.  “Over the course of this five day festival we are able to use food to bring people together, create new memories, and offer an experience that warms your belly and your heart, says Zettler.”

Additionally, the 2019 festival saw an uptick in local ticket buyers. Approximately 57% of attendees are local to the greater Charleston area. Visitors to Charleston and the festival continue to report Charleston Wine + Food as the main reason for their visit, and indicate that they plan to return to Charleston within the next 3 years. “I think the increase in local attendance is largely attributed to the diversity of our programming + experiences and the effort the organization has made since my time here to create more accessible price points,” says Zettler. This year’s ticket prices started at $65 and nearly 30 events on the schedule were under $100.

In addition to the economic impact that Charleston Wine + Food’s annual festival creates, the organization has a multifaceted partnership with One80 Place Training and the College of Charleston.  At this year’s Opening Ceremony, two College of Charleston students were presented with multi-year scholarships and One80 Place Training with a financial contribution of $40,000. Since inception, Charleston Wine + Food has contributed more than $500,000 to organizations or persons that directly benefit the Lowcountry’s local foodway initiatives and strengthen our local community.

“As we enter our 15th year, we are already knee deep in planning the 2020 festival and we look forward to continuing to find new ways to inspire people to enjoy Charleston and our culinary + hospitality community,” says Zettler.

Brown Dog Deli – A Game Changer in the Charleston Sandwich Scene

By Mark A. Leon

We have all walked past Brown Dog Deli located at 40 Broad Street hundreds of times.  Perhaps on your way to the Art Walk or Blind Tiger.  Maybe you were looking up at the church steeple and you didn’t even notice.  It is a small unassuming restaurant that provides a safe haven of dining and delivery to the Broad Street, Battery and peninsula community.  As you walk in, there is a casual look and feel.  A nice bench in the front window as you wait for take out; a soda machine and two vats filled with sweet and unsweetened Ice Tea; tables in a small open setting and staff scurrying around to meet your needs.

Brown Dog is a traditional deli offering:

  • Salads
  • Wraps
  • Traditional Deli Classic Sandwiches
  • Specialty Sandwiches
  • Assortment of homemade sides (We recommend the hummus or macaroni salad)

Here is what you need to know and this is the secret we are finally going to unleash:  The food is outstanding.  The peninsula has transformed itself to a foodie paradise where inventive dishes have created a competition that lives and breathes on its own.  Hidden in this renaissance is a traditional deli environment surrounded by lawyers and fine art that delivers some of the most enticing salads and sandwiches in Charleston.

brown1There are two specialty sandwiches we would like to tell you about that we recently tried:

  • “The Grateful” Duck Club – This memorable gourmet sandwich includes:  apple-smoked duck breast, cashew butter spread, peach-ginger-pepper jelly, bacon, colby-cheddar cheese, arugula, & sherry walnut apple salad on a toasted sourdough bread.  Let me ask you, how long does it take to typically eat half a sandwich (yes, we shared it)?  I am thinking five to ten minutes, maybe fifteen if you engage in a thought-provoking discussion.  This half a sandwich took over 45 minutes to eat.  Not because I was super busy with work, but because I savored each and every bite.  The sweetness of the jelly and apple salad combined with the hearty bacon and duck was heavenly.  I was a little surprised at the thought of arugula, but it added a refreshing tartness to the sandwich.  As referenced in the title, this is a game changer.
  • Apple “Butter” Jeans – A beautiful autumn creation made with warm melted brie, sliced Granny Smith apples, local apple butter, fresh arugula, mesquite smoked turkey, honey ham, and applewood-smoked bacon served on a panini-pressed local French baguette.  Some sandwiches scream a season and if one was born for the fall and winter, this is it.  Typically, you cannot go wrong with brie and apples on a baguette, but add smoked turkey, ham and bacon and oh my do you have a meal.  Once again we shared and one half of this sandwich was enough to fill your appetite.

Brown Dog Deli does offer a combination option that includes a drink and side to make your meal complete.

If these two gourmet delights do not put you in a curiosity frenzy to stop by for lunch, then the Salmon, watermelon, feta cheese salad, chipotle chicken cobb salad or Mesquite Turkey Croissant (brie cheese, applewood-smoked bacon, sprouts, red onions & cranberry-pepper jelly) should completely win you over.

Wesley Denney, is titled a cuisine artist on the website and the mastermind behind the menu, What he does is more than create culinary art, he has mastered a true marketing victory.  By catering to the traditionalists and the creative salad and sandwich diners in a comforting setting, he has built a home for northern tourists, locals and business professionals from government officials to art curators.  With fresh local ingredients, gluten-free options and refreshingly explosive menu of mouth-watering dining treats, Brown Dog Deli is a winner in the Charleston casual dining space.

If you are looking for a craft beer to wash down these great menu selections, rest assured, they do offer a fine selection of drafts and bottles.  Come in for lunch or dinner, but not too late, they do close at 8:00 PM.  Come in for lunch or dinner, but watch out, it could get addictive.
