Homeowners in certain parts of New Jersey, Illinois, and New Hampshire probably already know that they pay the highest tax rates in the U.S. But it was mostly metro areas in southern states that saw the highest growth in property tax rates since last year.

Using analysis from real estate data platform ATTOM DataAgent Advice examined the average property tax in more than 100 major metropolitan areas across the country to see where property taxes increased the most from 2020 to 2021 (the latest data available).

To be included, each metro area had to have a population of at least 500,000. Metro areas include the main city and its surrounding towns and suburbs. The average tax rate is calculated using the average estimated market value of homes in each area.

Charleston, South Carolina by the numbers

  • Average property taxes in 2021: $2,697
  • Average property taxes in 2020: $2,408
  • (up 12.0%)

Located two hours south of Myrtle Beach, Charleston is affected by the surge of Americans moving to South Carolina. A report from moving company United Van Lines found that South Carolina experienced the third-most inbound migration in 2021.

Homeowners in the metro area, however, do benefit from a tourism-fueled sales tax structure intended to offset property taxes. South Carolina’s port city of Charleston operates under the same property tax assessment mechanisms as Columbia.

Home values in the U.S. skyrocketed in 2021, rising faster in one year than they have in recent history. Propelled by low interest rates, demand for homes shot up while builders struggled to complete enough new homes to satisfy buyers. The typical American homeowner saw their home value jump tens of thousands of dollars.

Those home values jumped so quickly that effective tax rates in 2021 likely didn’t wholly account for the increases. In fact, effective tax rates largely declined across the country last year.

The average tax on single-family homes in the U.S. rose by 1.8% in 2021 compared to the year before, according to ATTOM Data. This represents the slowest rate of growth in five years. Smaller metros recorded some of the biggest tax increases, as home prices grew the most in these places.

According to an analysis by CNBC that weighed each state’s economic health, annual home price appreciation, new construction per year, and foreclosures and insolvency from the first quarter of 2022, the Top 10 Most Stable Housing Markets were identified and South Carolina was ranked #9 in the nation.

South Carolina is in the midst of a very heated market, with tight inventory and regular bidding wars, helping prices to continue to rise.

However, strong new construction starts should eventually help mitigate that demand in the upcoming months.

Latest Update on the Folly Beach Fishing Pier

July 19, 2022 update

Great progress continues on the new Folly Beach Fishing Pier as crews put the finishing touches on the diamond pierhead and gazebo while continuing to construct the substructure moving toward land. The gazebo roof is complete, fishing benches installed, and plumbing/electrical installation has begun on the diamond pierhead.

The first observation area is being framed as crews also work on installing the handrail and deck panels. Pile driving and precast setting continue toward land.

The substructure is approximately 70% complete with roughly 300′ worth of piles, caps, and beams remaining to be constructed. The new Folly Pier remains on schedule for completion in the Spring of 2023.

U.S. Space Force names Clemson University its newest strategic partner

The U.S. Space Force welcomed Clemson University as an official member of its University Partnership Program (UPP) at a Memorandum of Understanding signing event on July 18.

The USSF — the sixth and newest branch of the U.S. Armed Forces — established the UPP to identify, develop and retain a diverse, STEM (Science, Technology, Engineering and Math)-capable workforce to further its mission to protect U.S. and allied interests in space.

As modern warfare is increasingly fought via satellite control networks, the need for creative workers proficient in the STEM fields is at an all-time high. Through the partnership, the USSF will seek to recruit new members and create educational and leadership development programs for existing Space Force employees.

Clemson is proud to partner with the United States Space Force in becoming a member of the USSF University Partnership Program. SHL Medical announces plans for a new manufacturing site in North Charleston, South Carolina creating new jobs and meeting a growing demand

North Charleston, SC, July 18, 2022 – SHL Medical (hereinafter referred to as “SHL”) has revealed plans for a new manufacturing site in North Charleston, South Carolina, in response to the growing market demand for its autoinjector product portfolio. The decision stems from SHL’s strategic assessments in extending its production to North America.

The new US site will be located in North Charleston, South Carolina, and will boast approximately 25,000 m2 (270,000 ft2). With initial investments of US$ 90 million, SHL is expected to create an estimate of 165 local employment opportunities. Operations are expected to launch by 2024. 

The South Carolina site will be an advanced facility with medical device injection molding and fully automated assembly capabilities. Together with SHL’s current final assembly, labeling, and packaging operations in Deerfield Beach, Florida, the expanded manufacturing capabilities in the US will further fortify SHL’s offerings in delivering comprehensive services to its partners.

In 2019, SHL developed a long-term strategy in response to the growing autoinjector demand and to meet future manufacturing needs. The announcement of the new US operation aligns with the company’s ongoing expansion, including a new Swiss site already being announced. The new production site in the US, which is to be realized preferentially and accelerated, will offer fully automated production facilities and a flexible supply chain with reduced distance to main markets.

Chairman and CEO Ulrich Faessler comments: “Demand for SHL’s products has increased significantly. Therefore, we are speeding up our plans for a new plant in the US. Similar to our upcoming European site in Zug, Switzerland, the US site will be a state-of-the-art, fully automated site.
