The Charleston region continues to be one of the fastest-growing metropolitan areas in the Southeast. New neighborhoods, expanding industries, and a steady influx of newcomers have transformed the three-county area over the past decade.
Using the latest U.S. Census Bureau population estimates and the 2024 American Community Survey (ACS), here’s a snapshot of who calls Charleston, Berkeley, and Dorchester counties home today.
Population
The three-county region is now home to nearly 870,000 residents, with growth continuing at one of the fastest rates in South Carolina.
- Charleston County: 431,001 residents
- Berkeley County: 264,276 residents
- Dorchester County: 174,663 residents
Berkeley County remains the region’s fastest-growing county, fueled by residential development around Moncks Corner, Goose Creek, Hanahan, Cane Bay, and Nexton.
Ethnicity
While all three counties remain majority White, each has become increasingly diverse over the past decade.
Charleston County
- White: 65%
- Black or African American: 21%
- Hispanic or Latino: 7%
- Asian: 2%
- Two or more races: 5%
Berkeley County
- White: 59%
- Black or African American: 22%
- Hispanic or Latino: 10%
- Asian: 3%
- Two or more races: 4%
Dorchester County
- White: 59%
- Black or African American: 21%
- Hispanic or Latino: 8%
- Asian: 2%
- Two or more races: 9%
The Hispanic population continues to be one of the region’s fastest-growing demographic groups, particularly in Berkeley County.
Marriage and Household Composition
Marriage rates remain relatively strong across the Lowcountry compared with many metropolitan areas.
Charleston County
- Approximately 49% of adults are married.
- Around 31% of households include children under 18.
- Average household size is just over 2.4 people.
Berkeley County
- Approximately 54% of adults are married.
- Family-oriented communities contribute to one of the state’s highest shares of households with children.
- Average household size is roughly 2.7 people.
Dorchester County
- Nearly 56% of adults are married, among the highest rates in South Carolina.
- The county also has one of the largest proportions of families with school-age children.
- Average household size approaches 2.8 people.
These figures reflect the suburban growth occurring throughout Summerville, Nexton, Cane Bay and surrounding communities.

Household Income
Household income varies considerably across the three counties.
Charleston County
- Median household income: approximately $98,000
Charleston County benefits from higher-paying jobs in technology, healthcare, tourism, aerospace and professional services.
Berkeley County
- Median household income: approximately $86,000
Income has risen rapidly alongside manufacturing investments and continued residential development.
Dorchester County
- Median household income: approximately $92,000, placing it among South Carolina’s wealthier counties.
Age
Despite attracting retirees, the Charleston region remains relatively young because of job growth and families relocating to the area.

- Median age: 40.1 years
Berkeley County
- Median age: 37.7 years
Dorchester County
- Median age: 38.4 years
Berkeley County has the youngest population of the three counties, reflecting the large number of young families purchasing homes in newer master-planned communities.

The latest census data paints a picture of a region that continues to evolve:
- Charleston County remains the economic and cultural hub, with the largest population and highest median household income.
- Berkeley County continues to lead the state in population growth, attracting young families and new industries.
- Dorchester County offers a balance of suburban living, high marriage rates, and above-average household incomes.
