That being said, investing in short-term and/or long-term rental properties can be a good investment to consider. Current Charleston, South Carolina Rental Market

Charleston, South Carolina, was ranked number 28 in the nation for having the highest housing cost relative to income. The minimum wage in the area is $7.25 per hour, yet someone would need to earn at least $19.30 per hour to pay for the average two-bedroom apartment at fair market rent without having more than 30 percent of their income go to their housing costs. Rentcafe states that the average monthly rent in the Charleston area is currently $1,873. Renters who require more affordable options can find rental units outside of downtown Charleston, with rentals costing around $1,421. Downtown Charleston is the most expensive place to live, averaging about $3,100 per month. 

Finding a Rental in Charleston as a Renter

In many places throughout the United States, the effects of covid and rising interest rates have increased rental prices. Although the market is starting to level out, the cost has remained relatively high due to the scarcity of houses available and undeveloped land. With Charleston being a popular tourist destination, converting long-term rentals to short-term vacation rentals or VRBOs has become more appealing to some. This has reduced the number of rentals available and contributed to the increase in the cost of long-term rentals. While that sounds grim, you can still find rental units; you may need to look longer to find the right one. 

The Overall Charleston Housing Market

Once again, the Charleston, South Carolina, the housing market is following the overall trend of the housing market in the United States. There is some wariness due to the rising interest rates causing concerns that the housing market cannot sustain this trajectory. Many families are starting to be priced out, and that is unfortunate. According to Norada Real Estate Investments, the average price for a home in Charleston, South Carolina, is $516,000 and the average median income in the area is $62,213. This increased in the spring and summer months of 2022. However, the housing market has changed as interest rates have continued to rise. In the recent spring and summer months, houses were bought in a matter of days, with many turning into bidding wars. Recently, homes are not selling with the same exuberance, yet, the prices have remained the same. It has been predicted that housing prices will start to decline slightly. 

Is Charleston a Great Market for Investors to Invest In? 

As stated before, current concerns with the real estate market is that is cannot sustain the high cost if interest rates continue to soar. If you can purchase a home without needing a loan, you are the exception. With the Charleston market remaining a solid investment because of its location, history, events, and numerous things to do, it could be a decent time to purchase. Another concern is the lack of new construction and available lots for sale. This, in turn, will create a higher demand for what is available. Fortunately, because of this, if the housing market does crash, the Charleston market will not be impacted as much. I would also consider the demand for short-term rentals with Charleston being an in-demand tourist destination; investing becomes increasingly alluring. 

Long-Term Versus Short-Term Rentals in Charleston, South Carolina

Short-term rentals are great, but you should also consider the overhead that comes with them, including management, maintenance, and property advertising. While many websites, including Air B&B and VRBO, make the process easier, the fees can make it not worth your while. Long-term renters may fetch you less money per month, but you have a steady stream of income from month to month without the hassle, and if you are lucky enough to find a great long-term tenant, it works out for both parties. Either option can be a good investment, but only you can decide which will be the better choice for you. Keep in mind that currently, short-term rentals are in high demand. 

One significant benefit of becoming a landlord in the Charleston area is that the region is landlord-friendly. Regardless, it’s always essential to have a rock-solid lease agreement that clearly states expectations, including maintenance, yearly rent increase policy, and any addendums you may require. Don’t forget to screen potential tenants and run credit and background checks to minimize risk and find the right renter. Recently, my family and I were able to take a two-night getaway to The Emerald in Beaufort, SC. Whenever we plan to travel with our two-year-old son, I always get a bit of ‘motherly anxiety’ regarding our plans, the logistics of getting around, and most importantly, keeping my toddler happy and entertained. Our stay at The Emerald not only surpassed our expectations but secured a place on our list of easy getaways to make a repeat visit to. Below I will explain more about why this stunning town ranked so highly on our list for a family-friendly, mini-vacation spot:

#5 A Charming Waterfront Town

Beaufort, SC is one of the most picturesque small towns that we’ve ever visited. Everywhere you look you’re greeted with beautiful harbor views, Spanish moss, and the famously recognizable lowcountry marshes. Between dining on the waterfront, strolling through the Beaufort Tree Walk, or chatting on the swings in Waterfront Park, everywhere you look is “picture perfect”.

#4 1.5 Hours From Downtown Charleston

As many parents can attest, it’s not always my idea of ‘fun’ to travel with a toddler. From packing up half of your house to entertaining your children during the trip, logistically a long trip can be a nightmare. Thankfully, Beaufort, SC is only an easy hour-and-a-half trip from the Charleston peninsula. Not only is it a shorter drive, but the trip also takes you through country roads and along scenic lowcountry marshes so you don’t have to worry about massive traffic or unexpected delays either. 

#3 A Variety Of History And Activities

Beaufort, SC is home to an unbelievable amount of preserved history due to the civil war not being fought within the town. In addition, it is also home to a lot of Gullah Geechee culture. With such rich and diverse history within the town, you will have so much to see and learn about during your visit. 

For the kids, there is A LOT of beautifully landscaped outdoor green space to run around and play. The renovated waterfront park playground is incredible and even has designated sections for toddlers and older kids to play safely. When you visit Bay Street, you will also be greeted with a variety of small boutiques with treasures from local artists, culinary gifts, clothing, and toys which makes the shopping experience fun for everyone. #2 The Food

I can’t begin to rave about Old Bull Tavern enough. Two words: Butterscotch Pudding! As a newly designated lover of butterscotch, I would make the trip down to Beaufort just to eat that pudding! 

Simply put, the food in Beaufort was awesome, especially for seafood lovers such as myself. The shrimping industry is booming within the town which is reflected on the local restaurants’ menus. In fact, the shrimp salad at Plums also secured a spot on my list of favorite bites and sips during our time there. In addition, you can’t go wrong with trying the tomato pie at Lowcountry Produce, the chocolate macadamia caramel from The Chocolate Tree, and the iced coffee from Scout Southern Market (head to the back of the store)!

#1 The People

If I had to guess, I would say that the phrase ‘southern hospitality’ originated in Beaufort. The Beaufort locals that we had the pleasure of meeting absolutely made this trip. Anne and the amazing staff at The Emerald went above and beyond to welcome us with a special treat and answer all of our questions. Megan from Visit Beaufort, Emma from Emma’s Earth Shop, and Wayne, the ultimate tour guide, made sure that we got a full lesson on what makes Beaufort so special. From the local boutique employees, to the restaurant managers and waitstaff, everyone that we met went out of their way to make us feel welcome, special, and even doted upon (in my son’s case). 

On our last night in Beaufort, we visited Old Bull Tavern, where we met the incredible team of Oscar, Sydney, and our server, Derek. On our way out, Derek remembered that my son was turning two and pulled out his wallet to gift my son his first two-dollar bill for his birthday. This act of kindness was so incredibly touching and memorable. People like Derek who welcome families into their establishments with open arms are the number one reason why Beaufort is the ultimate getaway from Charleston!

New Study shows what states have the fewest and most new home builds – Where does South Carolina rank?

A new study has revealed the states where new houses are being built at the lowest rate with Rhode Island taking the top spot.

The data by portlandrealestate.com analyzed U.S. Census data and Statista to determine which states had the most and least new construction homes being developed per 1,000 residents.

Rhode Island has the fewest new builds being built per 1,000 residents at only 1.27 new builds. The average cost of a house in Rhode Island currently stands at $437,672.

Interestingly, when it comes to the states with the fewest new houses being built, most of the states that rank the lowest are based in the east, with the exception of Hawaii and Alaska.

Connecticut has the second lowest rate of new homes being built with 1.29 new builds per 1,000 people whilst Illinois ranks third lowest with 1.55 new builds per 1,000.

The state of New York has 2.02 new builds per 1,000, making it the state with the third lowest rate of development of new builds. West Virginia rounds out the bottom five with 2.07 new builds per 1,000 residents.

At the other end of the scale, the research found that Utah has the most new homes being built per 1,000 residents at 11.7. This is over double the United States average of 5.23 new builds per 1,000 residents. The average value of a house in Utah is $554,955.

The state with the second highest number of new builds being built is Idaho, where there are 11.43 new homes being built per 1,000 residents. The average value of a typical family home in Idaho currently sits at $427,410.

Florida ranks third with 9.80 new construction homes being built per 1,000 residents. The average value of a house in Florida is $406, 426 – up 22.4% from last year.

South Carolina and Colorado rank fourth and fifth respectively. South Carolina has 9.76 new builds being built per 1,000 residents in the state whilst Colorado has a slightly lower rate of 9.73 new construction homes being built per 1,000 residents.

The state of Oregon ranks 18th out of all 50 states and ranks just below the national average of 5.23 with 5.16 new builds being built per 1,000 Oregon residents.

Dorchester County Economic Development Celebrates Record Year

SUMMERVILLE, SC (December 30, 2022) – Dorchester County Economic Development, which serves to support economic growth in the county, celebrates the successful expansion and establishment of record local business in 2022.

The year produced 9 official announcements totaling more than $406 million in new capital investment.  This outweighs the previous county record of 6 announcements, in both 2017 and 2019, and is the largest single-year investment total since the organization’s inception in 1989 by more than $84 million.  The year’s advancements will create an estimated 1231 new jobs, the second highest in Dorchester County in 25 years.

“Thanks to a shared synergy and dedication from allies across every level we proudly report the accomplishments brought forth in 2022” said John Truluck, Director of Economic Development. “We will continue to work on strategic positioning of our county and laying the foundation for future wins.”

Announcements:

  • Sportsman Boats Manufacturing Inc announced in March 2022 plans to expand its operations with an $8 million investment, creating 75 jobs.
  • BID Group, a leader in wood processing, announced in May a $10.6 million investment, creating 25 new jobs.
  • In June, ENGESER USA Corp, a world leading cable specialist, announced plans to establish operations in Dorchester County.  The $1.5 million investment will create 26 new jobs.
  • New Wire Marine, announced in September plans to expand operations with a $1.8 million investment, creating 38 new jobs over the next 5 years.
  • Phenom Yachts, LLC, a subsidiary of South Carolina-based Sportsman Boats Manufacturing Inc., announced in October plans to establish operations in Dorchester County with a $12 million investment, creating 149 new jobs.
  • Arcadia Cold Storage & Logistics, a specialist in modern cold storage solutions, announced plans in October to establish operations in Dorchester County with a $70 million investment, creating 69 new jobs.
  • In October, Bosch announced the launch of electric motor production at its Dorchester County facility, alongside a $260 million investment expected to create 350 new jobs associated with the new production line.
  • KION North America, announced in December plans to expand operations in with an estimated $40 million investment which will create approximately 450 new jobs.
  • In December, Dennis Eagle, Inc. announced plans to expand its operations in Dorchester County.  The $2.1 million investment will create 49 new jobs over the next five years.

Private developers also broke ground on multiple spec buildings located along Highway 78 in Summerville and near St. George in Dorchester County.  “With remarkably high interest from tenants and particularly low building inventory, the addition of these buildings is a timely welcome” states Truluck.  An impressive 9 speculative buildings are currently under construction in Dorchester County, totaling over 3.1 million square feet.

Notable:

  • In March construction began on a 229,840sf spec building located at the Eastport Distribution Center. A second 322,400sf building broke ground in December.
  • McQueen Distribution Center also began construction of a 110,000sf building in March, delivering early 2023.
  • In October, construction on two of three speculative buildings began at the Port 95 Business Park located at the 1,300 acre Winding woods Industrial Park.  Building 1 is a 978,000sf cross-dock distribution warehouse building, while Building 2, will be a 242,000sf single-loaded building adaptable to manufacturing or distribution.
  • In November, construction commenced on a new commerce center located at 130 Hodge Road in McQueen Industrial Park.  The new commerce center will house two industrial speculative buildings totaling 533,280 square feet.
  • Two speculative buildings totaling 780,260 sf were started in November at Jedburg Logistics Park.

The ARK of South Carolina receives $6,500 of support from Volvo USA Operations Grant

The ARK of SC announces that it is the recipient of the Volvo USA Operations Grant through the Coastal Community Foundation. The ARK was awarded $6,500 to support general operating expenses for the 2022 fiscal year. The ARK is funded primarily by grants, donations, and fundraising events.

“We are incredibly thankful for Volvo and their continued support of our mission and operations. This funding allows us to continue to provide vital services to families living with dementia in the Lowcountry,” said Peg Lahmeyer, executive director of The ARK of SC. “Additionally, we are grateful to the Coastal Community Foundation for their efforts to match us with grantors who are making a difference in this community.”

For 27 years, The ARK has been a local nonprofit organization assisting families throughout five counties in the Lowcountry: Dorchester, Berkeley, Charleston, Orangeburg, and Colleton County. The ARK helps families cope with daily challenges of Alzheimer’s Disease or related dementia through respite care, family support programs, caregiver consultations and educational classes. Three Projects To Invest A Combined $136M In South Carolina

Located in North Charleston, the Dorchester County facility marks FlexCold’s first cold storage location in South Carolina and its second facility in the U.S. The new operations will include a highly modern, cold food storage facility to accommodate a diverse customer base with a focus on receiving a substantial amount of imported goods. Operationally, FlexCold will provide import and export services, U.S. Department of Agriculture and Food and Drug Administration inspections, labeling and repacking, and cross-docking services.

“SC Ports has significantly upgraded its refrigerated capabilities to efficiently handle more frozen and fresh products for the growing Southeast consumer base,” said SC Ports President and Chief Executive Officer Barbara Melvin. “FlexCold’s investment will complement these efforts and further enhance the cold chain in South Carolina. This innovative facility will expand the ability to move more frozen products, such as seafood, through the Port of Charleston.”

Element Designs To Relocate HQ, Manufacturing Operations To York County

Element Designs will invest $5 million to relocate its headquarters and manufacturing operations to York County. The aluminum frame glass cabinet door manufacturer will bring approximately 100 new jobs to Fort Mill over the next five years. Operations are expected to be online in the second quarter of 2023.

Charlotte-based Element Designs’ product offerings have expanded to include custom glass and acrylic surfacing solutions and components. All products are made and fabricated in the U.S., with manufacturing processes that use water-based coatings and recycled materials to create products for customers across North America.

Element Designs’ new 112,840-square-foot facility will serve as the company’s joint headquarters and manufacturing operations, allowing the company to efficiently serve its international customers, including many well-known manufacturers in the kitchen, bath and office furniture industries.

The SC Coordinating Council for Economic Development has approved job development credits related to this project.

The Ritedose Corporation To Expand In Richland County

The Ritedose Corporation will invest $81 million to expand its operations in Richland County. The locally owned and operated pharmaceutical manufacturer will create 94 new jobs with this project. Phase one of the expansion and the addition of approximately 50 of the 94 total jobs will be completed in early 2024.

“This initial phase of the expansion project will allow The Ritedose Corporation to continue to deliver over 1 billion doses of respiratory maintenance drugs to the U.S. population, while providing the runway for multiple drugs in various stages of development to be commercialized in the coming years,” said The Ritedose Corporation President and Chief Executive Officer Jody Chastain.

The Ritedose Corporation operates a state-of-the-art “blow-fill-seal” (BFS) facility, where liquid-pharmaceuticals are formulated, filled and packaged for distribution. For over 25 years, The Ritedose Corporation has been an industry leader in the aseptic production of sterile, single-dose medication, serving the contract development manufacturing, generics and 503B outsourcing markets. The company’s customers range from small startups and retail pharmacies to large pharmaceutical companies, wholesalers and hospital systems.

Located at Carolina Research Park in Columbia, The Ritedose Corporation’s first phase of expansion includes adding square footage to its existing facility. The expansion will also involve internal renovations to the existing structures of the facility. When complete, the expansion will allow the company to manufacture an additional 400 million doses of pharmaceuticals.

The Coordinating Council for Economic Development approved job development credits related to this project. The council also awarded a $500,000 Set-Aside grant to Richland County to assist with the costs of building improvements.
